Web design for
The Villages, Florida.
ARC Affiliates builds websites for businesses that serve The Villages — the insurance agencies, lawn companies, contractors, clinics and showrooms whose customers live between Spanish Springs and Eastport. We are ten minutes south in Middleton, we have built for a Villages insurance agency, and we know what a 72-year-old on an iPhone needs a website to do.
A city of three squares and one very specific customer.
The Villages is not one town; it is three decades of development strung along US-441 and Morse Boulevard from Spanish Springs Town Square in the north, past Lake Sumter Landing, down to Brownwood Paddock Square and the newer districts at Sawgrass Grove and Eastport. It crosses Sumter, Lake and Marion county lines and three ZIP codes — 32159, 32162 and 32163 — which matters the moment you try to make a Google Business Profile and a website footer agree on where a business is.
The customer is unusually consistent: 55-plus, retired, comfortable with a phone but impatient with it, and far more likely than the national average to read reviews, check a license and ask an AI assistant before calling. Demand also swings with the snowbird calendar; January through April is the season for anything touching the home, the body or a Medicare decision.
What a Villages website has to get right.
Legibility first. Villages visitors are reading at arm's length in a golf cart; we size type for that, keep contrast high, put the phone number in the first screen and make every tap target big enough for a thumb. Trust second: licenses, years in business, the Google rating and real first-name reviews appear above the fold, because a Villager will not call a business that looks anonymous.
Structure third. A business here serves dozens of named villages and three ZIP codes, so the site needs a page per service and a page per area — Village of Fenney reads differently from Orange Blossom Gardens — with a single Name-Address-Phone block that matches the Google profile exactly. For the Trent Advisors rebuild that also meant Medicare marketing compliance built into the pages: TTY numbers, disclosures and consent language that carriers accept.
- Large type, high contrast, one-tap calling — designed for the Villages reader, tested on real phones.
- Service and area pages for the villages and squares you serve, not one generic "The Villages" page.
- Compliance where it applies — Medicare, insurance, medical and home-service licensing language placed correctly.
- One NAP across 32159, 32162 and 32163 in the footer, the schema and the AI-readable files.

Web Design in The Villages — common questions.
Yes — most are not. Lawn companies in Oxford, showrooms in Leesburg and contractors in Wildwood all earn their living inside The Villages. We build the service-area structure that lets a business outside the gates rank for searches inside them.
That is exactly what the area-page structure and the LocalBusiness schema are for. We list every ZIP and county you serve in the structured data and keep one canonical address for the business itself, so Google never sees a conflict.
It changes almost everything: larger type, generous spacing, fewer animations, a visible phone number on every screen, and copy that answers the question before it sells. We do not do hamburger-menu-only navigation for a Villages audience.
Two to four weeks for a typical local-service site once we have your content and logins. The free audit comes first and tells you whether you need a rebuild at all or just fixes to what you have.
